4 Things You Need to Know Before Replacing Your Roof

Roof replacement is a major investment that will have a significant impact on your home’s beauty, protection, comfort and value. From hiring the right roofers to choosing the best material, you have many factors to consider when embarking upon a roof replacement project. Follow these four tips to help simplify the process.

4 Things You Need to Know Before Replacing Your Roof

  1. Check for Manufacturer Certification: When vetting prospective contractors, make sure they have the appropriate licenses, proper insurance and a proven reputation. You can save time by only considering contractors with a manufacturer’s certification. In our case, we hold a GAF Master Elite® designation and are also certified by leading manufacturers James Hardie® and Owens Corning®.
  2. Strip the Old Roof: Never trust a roofer who wants to install new shingles over the old. Before proceeding with roofing installation, the old shingles need to be stripped away completely so the roofer can inspect the roof deck for hidden issues. Complete roofing systems such as the GAF Lifetime Roofing system also perform best when installed on a new roof.
  3. Choose the Best Product That Your Budget Allows: When choosing a roofing product, consider life-cycle cost in addition to the immediate upfront cost of the material. For instance, GAF’s three-tab shingles offer great value, with a limited warranty coverage of up to five years. At the same warranty level, though, Timberline® shingles come with a 10-year coverage, upgradeable to 50 years. Plus, Timberline shingles also offer a longer lifespan and better weather resistance, among other benefits.
  4. Review the Paperwork: Take the time to scrutinize all the paperwork before you commit. Documentation should include building permits (which ensures the contractor follows building code), the contract (which should describe all project details, cost and relevant roofing products), and proof of insurance coverage (which should include both general liability insurance and workers’ compensation). If you find inconsistencies from what you agreed to, discuss with your contractor before proceeding.
